What are Sustain modular units?

We now produce several models, all of which can be classed as different things, for different reasons. To be able to comply with zoning regulations, many of our units are now able to be classified as buildings. We started off producing units that are designated as trailers because of design flexibility it gave us to utilize off-grid features.

Technically, the miniHome’s first prototype (The SOLO) is classed as an RV – or recreational vehicle (yes, it is on wheels!) but it is designed to work as a comfortable, year-round dwelling in extreme climates. Some of our models are classed as Travel Trailers or Park Model Trailers, others as Mobile Homes and most of these can alternatively be designated as regular homes under Canadian & American building code(s).   • The 12×34 is a Park Model Trailer, and can be classed as an RV and a Manufactured Home or Mobile Home
  • The 12×34+L is a Park Model Trailer, and is not classed as an RV.
  • All other 12WIDE Models can be classed as Manufactured Homes (Building Permit Required,  SDS Can Obtain this for a fee)
  • The 12×26 TRIO is Park Model Trailer, and can be classed as an RV and a Manufactured Home or Mobile Home
  • The 12×26 TRIO Extreme is Park Model Trailer, and can be classed as an RV and a Manufactured Home or Mobile Home

All models listed above can also be classified as buildings, where a conventional building permit is applied for, and some site assembly takes place.

Where can I see a finished model?

We have built the SOLO and TRIO housing models and a Commercial unit and are in the process of prototyping four more units this Spring. We aren’t a huge company – so we don’t prototype all of our models, but we use the same structural system, windows and systems on every unit, and on many of our architectural projects - so we are very confident in their durability and high quality.

Why is it so small?

Small is beautiful, resource and energy efficient, affordable and smart.  The pictures on the website suggest their nature, but one must truly experience our units firsthand to be convinced that we have made 270 sf feel like 800 sf – which is a consistent observation from visitors.

Do they come in larger models?

We are trying to challenge the assumption that one needs a 6000sf house to live the good life! We have designed a model that is perfectly adequate for a couple to live comfortably full-time, year-round. That being said, we understand that at times extra space and division is required. The ‘add-on-room’ at 12 x 12 and can be attached in order to create extra space for any of the following:

* Additional bedroom
* Art studio / workshop
* Freezer / Washer
* Mother in law suite

Are there different design options?

There is a limited set of options for our units. The basic shape, size, window placement, and other characteristics of the unit are fixed in order to get the economic and quality benefits from standardized production. However, there are opportunities for different cladding options, interior finishes, add on rooms and site orientation. In the instance where there will be community or site development, customization of models is an option.

Where can I see floor Plans?

Since Sustain is in the process of developing several new models, floor plans are not currently available. However all our floor plans share the same basic principles; all our models are small but utilize well organized layouts which group services and eliminate wasted circulation space to give you more living space. We also use many space-saving features such as foldup beds, desks, tables and overhead cabinets for maximum flexibility. We have very high ceilings (up to 13′) and ample windows that flood the space with light. Take a look at our photo gallery to get a sense from our previously developed models.

Can I have a customized floorplan?

Our unit’s floor plan and window placements are fixed – and as we build in quantity – deviations are very costly in terms of our production time, which translates to increased cost across all models. As for renovation, we have redesigned the wall systems to make this easier. Our units are a complete, structural and thermal system, using advanced composite technologies, and factory construction methods.

What sort of furniture, appliances and services are included? What about adding features?

Our models leave the factory furnished with all millwork and built-in furniture (sofabed, dining table and chairs are left to your personal taste – though we will post recommended packages), complete with blinds and screens on all windows, dressers, fold-up tables, all kitchen and bathroom millwork and appliances (even the microwave), and all electrical and lighting systems. Freezers, Washing Machines or Dryers can be added if they run on propane (if off grid)  or you have a municipal power connection. The former appliances can be pretty efficient, all being motor-driven. All units come plumbed and wired for a range of compact, energy efficient washers.

How do you compare to other prefab or modular suppliers?

We started off designing high-end, custom green architecture for wealthy clients over 10 years ago. This experience not only has taught us how to get excellent value and durability from materials, but has also enabled research and testing for cutting edge products and technologies. Though there are many companies providing prefab and/or modular systems, few are able to match Sustain’s designs for aesthetics or sustainability. Many suppliers continue to use vinyl which is a clear example of low-cost trumping environmental integrity. While many manufacturers are moving to improve their energy efficiency, few can compare with Sustain’s units in their optimization of form, envelope and materials or in their ability to go off-grid.
