Q. Can I finance my purchase?
A. Of course! We know that most buyers will want to finance all or part of their purchase.

Q. Can I finance the deposits?
A. Yes.

Q. What happens if I can not get approved for credit or I don’t like the terms or conditions?
A. You have a couple options. You can source financing yourself or you can cancel the transaction and have your deposits returned. Of course we will always accept a cash payment too.

Q. How can I make my purchase tax deductible?
A. This very attractive approach is fairly easy. If you are a business owner or run any kind of business from your miniHome (perhaps a satellite or home office in part or all of your miniHome), you can write off your payments. We would structure financing in the form of a lease to own and thus you can write off some or all of your payments each month.

Q. What financing types are available?
A. Depending on the need and what is right for you, we can provide leasing, business loans, consumer financing, re-mortgaging, business factoring, accounts receivable financing or combinations of these options.

Q. What if my credit is not stellar?
A. That is a problem for our Finance Manager to deal with. It is his job to find solutions. Perhaps he will source a higher risk funder for you or arrange re-mortgaging of your primary property or home to facilitate the transaction. Re-mortgaging or arranging a second or third mortgage is an excellent approach when an extra long term is desired and it helps keep the rate and thus the payments low.

Q. How much does it cost per month if I finance my purchase of $119,000 and what are the rates?
A. The exact cost of financing is subject to the amount borrowed, country you are in, tax implications of where you live, the exact interest rate at the time of borrowing, credit worthiness and the exact terms and conditions you desire. We will source the best rate that is available for you.

Q. Can I finance add-ons, extras, set-up services, shipping, brokerage, taxes or other expenses?
A. Yes

Q. What is my first step from here?
A. Contact Sustain and choose the right miniHome and options for you. Once you have made your ideal selection, detailed and exact financing options can be provided.

However to provide an idea, please review the following,

$119,000 financed over,

  • 36 months = approx. $3750 per month
  • 60 months = approx. $2450 per month
  • 96 months = approx. $1750 per month
  • 120 months = approx. $1500 per month
  • 180 months = approx. $1200 per month

Q. What is the maximum term that the miniHome can be financed?
A. Normally 15 years (depending on credit, etc). However, a longer term can be made available if the buyer wants to re-mortgage their primary residence or other real estate to secure the financing. Then the maximum term would be upwards of 25 years.

The interest rate does not have a huge impact on the cost. For example, if the rate increases or decreases 1%, it would only change the cost per month by about $50 on a 36 month transaction or $70 on a 180 month term.
